What Renters Should Do Before Leaving Town for the Holidays

The holiday season is a busy time for travel, and many renters in Dallas–Fort Worth and Birmingham spend several days or even weeks away visiting family and friends. Before heading out, it’s important to take a few simple precautions to keep your home safe, protected, and running smoothly while you’re gone. A little preparation goes a long way in preventing issues and ensuring you return to a comfortable, well-maintained home.

Start by taking care of basic safety measures. Lock all doors and windows, secure sliding doors with a dowel or bar, and avoid leaving spare keys outside. If your property has a smart lock or security system, verify that it’s functioning properly before you leave. It’s also a good idea to leave a few lights on timers so your home appears occupied, especially if you’ll be away for more than a couple of days.

Next, make sure your home is protected against potential maintenance problems. Set your thermostat to a safe temperature—typically around 68 degrees in winter—to prevent pipes from getting too cold. If you live in a home with a yard spigot, ensure your hoses are disconnected and outdoor faucets are winterized if temperatures drop. Inside the home, clear your dishwasher, run your garbage disposal, and take out all trash to avoid odors and pests.

Before leaving, check that all appliances are turned off and unplug anything unnecessary. This reduces fire risk and saves on electricity. If you have pets, make appropriate arrangements with a sitter or boarding service to ensure they’re cared for while you’re away.

Mail and package deliveries should also be considered. If possible, pause deliveries or have them held to avoid items piling up outside your door. A buildup of packages not only signals that no one is home but also increases the chance of theft.


Finally, let your property management team know if you’re planning to be away for an extended period. While this is not required, it’s helpful for emergency situations or if access is needed due to a maintenance issue. Sharing your emergency contact information ensures communication remains smooth in case anything unexpected happens while you’re gone.
