How to Get the Most Back from Your Security Deposit

Moving out of a rental home can be exciting, but it can also come with one big question: Will I get my full security deposit back? At Peak Property Management, our goal and hope is that you receive your full deposit back, we want to make sure our residents feel confident and informed throughout their lease, including when it’s time to move out. Understanding how deposits work, and what you can do before turning in your keys, can make all the difference.

 

What Is a Security Deposit

A security deposit is a refundable amount you pay before moving in to cover potential damages, cleaning costs, or unpaid rent. If the property is returned in good condition and your lease obligations are met, most (or all) of your deposit should be refunded after move-out.

 

1. Review Your Lease Agreement Early

Before moving out, revisit your lease agreement. It outlines the specific conditions under which your deposit may be withheld,

things like damage beyond normal wear and tear or failure to clean the home properly. Knowing these details in advance helps you plan your move-out checklist with confidence.

 

2. Fix Minor Damages

Small issues can add up. Before your final inspection, take care of simple fixes like patching nail holes, replacing burned-out light bulbs, cleaning appliances and baseboards, and mowing and edging the yard if applicable.

 

3. Deep Clean Before You Leave

A thorough cleaning can make a huge difference in your refund. Our most common cost to our residents at their move out time is cleaning, averaging between $200-$400! Focus on scrubbing bathrooms and kitchens, wiping down baseboards, blinds, and fans, cleaning inside cabinets and drawers, and vacuuming and mopping all floors. If cleaning isn’t your strong suit, consider hiring a professional cleaning service, it’s often worth the investment.

 

4. Provide a Forwarding Address

Don’t forget to leave a forwarding address with your property manager so your refund can be processed promptly. At Peak Property Management, security deposit returns are typically processed within 30 days, in accordance with state laws.
